Even before you start drawing up plans, there are many questions to consider: What building codes apply? Where should you position windows to get the best light? Do you need to move electrical outlets? What kind of paint creates the most welcoming environment?

If your head is starting to spin and you aren’t sure where to start, it’s time to call in the professionals. Employing an interior decorator or interior designer helps to keep a project on schedule and on budget; however, the services of these talented individuals come at a cost. Fortunately, having a designer on board often creates savings in other areas by helping to bring a project to completion on time and leveraging trade discounts for materials. It’s important to realize that interior design and interior decorating are two separate professions. Designers are usually more expensive, but they bring a wider set of skills. Understanding the difference between the two roles ensures you employ the right person and helps to keep your budget under control.

Cost Structures

When you’re shopping for quotes, comparing rates isn’t always as easy as you think. You may get a quote that seems too good to be true, only to discover the designer is using a different pricing structure than the one used by other professionals you have approached. Knowing the main ways designers price a job makes it easier to compare quotes to get the best deals.

Generally, decorators and designers use one of four ways to charge for their services: cost plus, fixed rate, hourly rate, or square foot. There may also be additional charges, such as retainers (usually a percentage of the project cost) or consultation fees (a flat fee for the designer to visit the property ranging from approximately $200 to $300).

Cost Plus

Designers using the cost plus method purchase necessary products and then bill you for the total, including a markup you agree to when drawing up the contracts. The markup is usually around 20 percent and pays for the designer’s services. So, if the work costs $10,000, the designer bills for $12,000.

Fixed Rate

A fixed rate, or flat rate, is a single price that covers all of the work, materials, and other expenses. This is the simplest way to cost up larger jobs, and it’s helpful for you as the customer because you know exactly what you need to pay.

Hourly Rate

Some designers charge by the hour, with rates ranging from $50 to $200. Because the total fee depends on the amount of time the project takes to complete, designers often reserve this method for small projects where there is less risk of complications and spiraling costs.

By the Square Foot

Commercial designers often charge by the square foot. This is effectively a flat rate based on the size of the property. Some designers implement a minimum charge to cover the amount of work involved for a small room, so you pay the minimum fee, or the fee based on the actual room size (whichever is greater).

The Cost to Hire a Professional

Homeowners employing the services of an interior decorator or designer usually pay $1,839 to $8,842 for materials and labor, with an average of $5,296. Small projects cost as little as $499, while large projects cost as much as $17,000. Costs vary significantly based on the skill of the designer or decorator, the geographical location, and the scope of the project.

Do you need an interior decorator or an interior designer? They may seem like interchangeable terms, but they actually describe two different professions. Before you start shopping for quotes, you need to know your project requirements and what services you actually need. As the job title suggests, decorators are primarily concerned with aesthetics. Their level of training and their ability to help plan, schedule, and execute a project make their services more expensive than those of a decorator.

The Mortgage Assistance Program (MAP) is designed for first time homebuyers needing assistance with down payments, closing costs, and reducing first mortgage amounts. Depending on your need, this program can provide up to $30,000 in assistance.

Due to the success of the Mortgage Assistance Program (MAP), we are now running low on funds based on the number of fully ratified contracts received since July 1, 2012. Any ratified contract received after Friday, November 16, 2012, will be placed on hold until further notice. We will evaluate any new ratified contract on a first-come, first serve basis, while MAP funds remain available. We anticipate additional funds will be available on July 1, 2013 for clients with income equal to or below 80 percent of median income level as established by HUD. If you have a client in this income bracket who is in the process of applying for MAP funds, please direct specific questions to the client s Housing Financial Advisor. Thank you in advance for your cooperation.

Fifty (50) homebuyers from each event can receive a $4,000 homebuying incentive to use toward downpayment and closing costs on their home purchase. That means 50 incentives will be awarded after the west event and 50 incentives will be awarded after the east event. The money is not awarded at the events. Tickets are handed out at the events. By attending an event and getting your Buying Into Baltimore Ticket stamped on the tour. The stamped Ticket is then worth $4,000 to eligible, qualified homebuyers! The Homeownership Assistance Program is an incentive through Baltimore Housing. It is made available through CDBG (Community Development Block Grant) funds, a HUD program designed to help local jurisdictions. The City’s Homeownership Assistance Program is a $5,000 five-year forgivable loan to first-time homebuyers to assist with downpayment and settlement expenses.

The Community Partner Incentive Program enables eligible homebuyers who are using a Maryland Mortgage Program loan to purchase their home to receive more downpayment and/or closing cost assistance than is available through the standard downpayment and closing cost assistance program.

This program helps eligible borrowers who are purchasing a home with a Community Development Administration (CDA) mortgage by funding a portion of their closing costs. Borrowers must use a CDA lender for their mortgage.

What do I need to know?

  • This program awards up to $5,000 with a 0% interest rate (repayment of funds is triggered by sale, transfer or refinance of house). Military families are eligible for $10,000 as part of the Maryland Homefront program.
  • Buyer must use a Community Development Administration (CDA) mortgage, and must therefore meet the CDA limits on income.
  • Property must be the homebuyer’s primary residence.
  • Maximum Acquisition Costs: $525,091 (this is the limit for all CDA products in Baltimore City)
  • Homebuyer must earn their Homeownership Counseling Certificate from a City-approved counseling agency prior to writing a sales contract. Click here for a list of counseling agencies .

Must be a resident of the Baltimore region looking to buy a home for the first time, or have not previously owned a home for at least 3 years.Participants will receive responsible, low, fixed rate mortgages backed by the State of Maryland Community Development Administration. Must reside at or below 80% of the Area Median Income (AMI) to be eligible for full down-payment and closing cost assistance through grants as much as 3% of the total cost of the home.

This program is an effort to encourage home buyers to consider home ownership in existing residential communities in Charles County. The program is administered by Charles County Department of Community Services. Settlement expense loans up to $6,000 are available to families whose income is at or below 100% of area median, adjusted for household size.

The Cumberland Neighborhood Housing Services, Inc. (CNHS) Closing Cost Grant for Homebuyers program is a grant program funded with Community Development Block Grant (CDBG) monies. The program assists homebuyers by paying up to 50% of a down payment required on a home purchase and/or up to 100% of closings costs associated with the home purchase.

These $1,000 grants are offered on a first-come-first-serve basis and assist 50-60 homebuyers per year. On average, the homebuyer’s closing attorney will receive the disbursement of $1,000 with two weeks prior to settlement. A notice of 14 days is required to process disbursements for this program.

No lien is placed on the homebuyer s property. There is no repayment of this grant.

DHCD has created strategic partnerships with counseling organizations, developers, lenders, and other real estate professionals who highly support the Homeownership Initiative. Now, citizens and residents can take advantage of the County’s diverse home buying programs:
1. Primary (First) Mortgage Loan Programs: These programs can serve homebuyers of various income levels with several options combining low-interest rates with down payment and closing cost assistance.
2. Subordinate (Second) Mortgage Loan Programs: These programs are designed to be used in tandem with low-cost first mortgages, providing a deeper subsidy to reach lower-income households and bridge the affordability gap that arises when such families qualify for a first mortgage that is not sufficient to cover the entire purchase price of a suitable home or condominium unit.

Eisenhower’s Urgent/Important Principle

Focus on your most important work.

Imagine that your boss has asked you to prepare an important presentation for the next board meeting.

You only have a few days to put it together, your workload is already high, and you have many other urgent tasks on your To-Do List. Because of this, you’re anxious, you can’t concentrate, and everything seems to distract you.

Time stressors are some of the most pervasive sources of pressure in the workplace, and they happen as a result of having too much to do, in too little time. So, how can you beat this stress, and deliver the things that are essential to doing a good job?

Eisenhower’s Urgent/Important Principle helps you think about your priorities, and determine which of your activities are important and which are, essentially, distractions.

What Are “Urgent” and “Important” Activities?

In a 1954 speech to the Second Assembly of the World Council of Churches, former U.S. President Dwight D. Eisenhower, who was quoting Dr J. Roscoe Miller, president of Northwestern University, said: “I have two kinds of problems: the urgent and the important. The urgent are not important, and the important are never urgent.” This “Eisenhower Principle” is said to be how he organized his workload and priorities.

He recognized that great time management means being effective as well as efficient. In other words, we must spend our time on things that are important and not just the ones that are urgent. To do this, and to minimize the stress of having too many tight deadlines, we need to understand this distinction:

  • Important activities have an outcome that leads to us achieving our goals, whether these are professional or personal.
  • Urgent activities demand immediate attention, and are usually associated with achieving someone else’s goals. They are often the ones we concentrate on and they demand attention because the consequences of not dealing with them are immediate.

When we know which activities are important and which are urgent, we can overcome the natural tendency to focus on unimportant urgent activities, so that we can clear enough time to do what’s essential for our success. This is the way we move from “firefighting” into a position where we can grow our businesses and our careers.

How to Use Eisenhower’s Principle

To use this principle, list all of the activities and projects that you feel you have to do. Try to include everything that takes up your time at work, however unimportant. (If you manage your time using a To-Do List or Action Program, you will have done this already.)

Next, think about each activity and put it into one of four categories, as shown in Figure 1, below:

Then use the strategies described below to schedule your activities.

1. Important and Urgent

There are two distinct types of urgent and important activities: ones that you could not have foreseen, and others that you’ve left until the last minute.

You can eliminate last-minute activities by planning ahead and avoiding procrastination .

However, you can’t always predict or avoid some issues and crises. Here, the best approach is to leave some time in your schedule to handle unexpected issues and unplanned important activities. (If a major crisis arises, then you’ll need to reschedule other tasks.)

If you have a lot of urgent and important activities, identify which of these you could have foreseen, and think about how you could schedule similar activities ahead of time, so that they don’t become urgent.

2. Important but Not Urgent

These are the activities that help you achieve your personal and professional goals, and complete important work.

Make sure that you have plenty of time to do these things properly, so that they do not become urgent. Also, remember to leave enough time in your schedule to deal with unforeseen problems. This will maximize your chances of keeping on track, and help you avoid the stress of work becoming more urgent than necessary.

3. Not Important but Urgent

Urgent but not important tasks are things that prevent you from achieving your goals. Ask yourself whether you can reschedule or delegate them.

A common source of such activities is other people. Sometimes it’s appropriate to say “no” to people politely, or to encourage them to solve the problem themselves. (Our article “‘Yes’ to the Person, ‘No’ to the Task” will help here.)

4. Not Important and Not Urgent

These activities are just a distraction avoid them if possible.

You can simply ignore or cancel many of them. However, some may be activities that other people want you to do, even though they don’t contribute to your own desired outcomes. Again, say “no” politely, if you can, and explain why you cannot do it.

If people see that you are clear about your objectives and boundaries . they will often avoid asking you to do “not important” activities in the future.

I agree with you here. It would depend upon the context. In collaborative environments, helping out another team with their urgent priority may be best for the overall success of the organization.
